Initiate, coordinate, and oversee the construction process of store locations, within a specified region, to build new stores, relocations, and expansions (including renovations, existing buildings, and ground up projects). Complete all projects in a timely and cost efficient manner. Project Manager must be able to accomplish the above working with FDS Contractors and outside developers
Principal Duties & Responsibilities:
Visually inspect and evaluate Real Estate submitted sites and contact local municipalities to determine if sites meet Family Dollar and government standards and regulations.
Qualify, hire, coordinate, and manage Civil Engineers and Architects (both internal & external) to create design documents required for obtaining permits and to begin construction.
Compile and provide bid packets to Family Dollar qualified contractors
Evaluate bids received in order to determine the feasibility of continuing the project according to Family Dollar standards; Revise a more accurate budget to the Real Estate Department for final pre-construction budget approval; and to award the construction project to the selected contractor
Communicate with the Real Estate and Legal Departments to coordinate timely property purchase and closing
Monitor the progress and workmanship of all assigned special projects, and address any unforeseeable construction issues to ensure project is completed in a timely manner and Family Dollar standards are met.
Follow up and communicate necessary information as it occurs, to update the various stake holders (higher management, Store Operations, Legal) on project progress
Monitor and communicate with Landlords to ensure âturn keyâ, âbuild to suitâ, and expansion projects remain on schedule, and completed to Family Dollar standard.
Position Requirements:
Ability to read blueprints and site plans.
Basic math skills and attention to detail required.
Proven history of work in a high pressure and large project volume environment.
Proven experience supervising multiple projects in multiple states; experience working with planning and inspections departments at city, county and state levels.
Travel: 75% to 90% travel is required with some weekends to fulfill requirements of this position.
Ability to work a flexible schedule to include days, evenings and weekends
Qualifications
Minimum Requirements:
Education:
High School Diploma or GED required; Bachelorâs Degree from a four-year college or university is preferred.
Experience:
Five or more years of related work experience, to include a minimum of 5 years commercial construction experience and a minimum of 2 years project management experience. Preferred sources of include civil engineering, project management from site location through permit, development background in several major urban markets, Land Use Planning, Real Estate, Construction and Development.
Technical:
Proficiency with Microsoft Outlook, Microsoft Excel, Microsoft PowerPoint, and Microsoft Word. Experience with AutoCAD a plus. Experience using a scanner and digital camera required.
